Serving the City of Winnipeg

Driveway Sealcoating in Winnipeg, Manitoba

Asphalt driveways are common throughout Winnipeg, although driveway materials and conditions vary significantly by neighbourhood. The city's clay soil and a full freeze-thaw cycle every spring put real pressure on asphalt surfaces, which is why cracking, fading and edge damage are such familiar problems here.

Local overview

Driveways in Winnipeg

We serve the whole city — from the older, narrower driveways in River Heights, St. Boniface and Elmwood to the wide double drives in newer developments like Sage Creek, Bridgwater and Waverley West. Older asphalt generally needs crack filling and edge attention before any sealer goes down, while newer subdivision driveways are often candidates for a straightforward first-time seal.

Most standard residential driveways are completed in 3–6 hours. We confirm timing and scope with you at the free on-site quote rather than over the phone.

Gravel Driveway Grading

Less common inside the Perimeter, but we do grade gravel back lanes, parking pads and rear-yard drives in older parts of the city.

On the ground

Typical driveway problems we see in Winnipeg

Clay-driven cracking

Winnipeg's heavy clay swells when it's wet and shrinks when it's dry. That movement shows up as long cracks running down the length of a driveway, usually widening a little every spring. Filling them before sealing is the part that actually extends the surface's life.

Grey, oxidized surfaces

South- and west-facing driveways lose their black finish first. By year five or six they're pale grey and the aggregate is starting to show at the surface — the point where sealing makes the biggest visual difference.

Crumbling apron and edges

The city apron at the sidewalk and the unsupported outer edges take the worst of the plow, road salt and vehicle turning. We cut these back clean before sealing so the finished edge is a defined line, not a ragged fade into the grass.

Oil staining under parked vehicles

Very common on driveways where a vehicle sits in the same spot for years. Heavy oil spots have to be cleaned and primed or the sealer won't bond, and we'll tell you honestly at the quote if a stain is too saturated to hold.

Pricing

What driveway work costs in Winnipeg

Standard Winnipeg pricing with no travel surcharge: $0.45/sq ft for recently sealed driveways, $0.50–$0.70/sq ft for first-time seals, $1.50/linear ft for crack filling, and a $399 job minimum. A typical single-car Winnipeg driveway of 500–700 sq ft lands near the minimum; a double drive is usually more.

Booking with your neighbours

Neighbour pricing may be available when multiple nearby properties book for the same service day. Any discount will be confirmed in the individual quote.

Questions

What Winnipeg homeowners ask us

Do I need a permit to seal my driveway in Winnipeg?
No. Sealcoating an existing private residential driveway does not require a City of Winnipeg permit. Permits apply to new driveway construction and to altering the crossing over the boulevard, not to maintenance of the surface you already have.
Can you seal right up to the city sidewalk and boulevard?
We seal your driveway up to the property edge and cut a clean line where it meets city sidewalk or boulevard. We don't apply sealer onto city concrete or the crossing slab.
My driveway shares a lane with my neighbour — can you still do it?
Yes. We mask the dividing line and seal only your side. If your neighbour wants theirs done at the same time it's usually cheaper for both of you.
How long before I can park on it?
Foot traffic after about 4 hours, vehicles after 24 hours in normal Winnipeg summer weather. Humid or overcast days extend that, and we'll tell you on-site rather than guessing.
Do you work in back lanes?
We can seal or grade a private rear parking pad accessed from a lane. The lane itself is City property and isn't ours to work on.
